In compliance with Dubai Land Department (DLD) regulations, the seller must sign Form A, a legally binding agreement between the seller and broker.
Required documents:
Copy of title deed or Oqood (off-plan)
Passport and Emirates ID
Once signed, the broker will obtain a marketing permit before listing the property.

Outstanding service charges or payments must be settled
NOC fees range between AED 500–5,000 + VAT, depending on the developer

Initiate the disconnection of DEWA (Dubai Electricity & Water Authority) and other service providers once the transfer date is confirmed.

Once the NOC is issued, the final step is property transfer at a DLD-approved trustee office.

Sale price: Payable to the seller
4% DLD transfer fee: Payable to Dubai Land Department
Trustee fee:
AED 4,200 + VAT (for properties > AED 500,000)
AED 2,100 + VAT (for properties < AED 500,000)
AED 5,250 + VAT (for corporate sales)
Upon completion, a new title deed is issued in the buyer’s name. Pro-rated service charges or rent are typically settled between the buyer and seller at this time.
Before finalizing, perform a last market check to ensure the agreed sale price reflects current market conditions.
